This represents the next phase in the development of this strategic brownfield location at the heart of the Regional Centre.

THE PROPOSALS

Peel L&P is bringing forward exciting plans for 162 high quality apartments comprising two buildings at Pomona Island as part of Peel L&P’s Manchester Waters development. Once delivered, the apartments will be available to be privately rented, providing more opportunities and flexible options for people to live in this excellent location.  

The proposals will also deliver: 

  • Extensive waterfront views neighbouring the world renowned Manchester Ship Canal; 
  • A shared terrace for residents to enjoy; 
  • A residents’ courtyard garden; 
  • A residents’ amenity room; 
  • 162 cycle parking spaces; 
  • 42 car parking spaces, including dedicated electric charging points 
  • A dedicated car club will operate from the scheme for residents’ use; 
  • The scheme will also deliver sections of two new waterfront pedestrian and cycle routes which will be created along the Manchester Ship Canal and Bridgewater Canal. 

 Our plans will deliver a well-designed, sustainable new community at this large-scale, vacant site.  

Manchester Waters will promote healthy lifestyles and sustainable living. The site is located within an excellent location, within walking distance of an array of public transport links. Active travel will be encouraged through the provision of cycle spaces and a wide variety of local shops and services are located within walking and cycling distance from the site.

Regenerating a Vacant Site

Manchester Waters represents an exciting opportunity to transform a significant brownfield site within the former Manchester Docks. The site has been largely vacant for over 20 years and our proposals will deliver a world-class scheme.  

We are proposing to bring forward an initial phase of residential development at the eastern end of the Manchester Waters site. This represents the first phase in the delivery of Manchester Waters scheme through a comprehensive masterplan which will transform the area into a sustainable, mixed-use community at the heart of the Regional Centre.  

 

Site Location

Delivering much-needed new homes for local people

Our proposals will create opportunities for more local people to live in Trafford, in an excellent location close to local services, shops and transport links. 

Our plans will deliver a build to rent (BTR) scheme comprising 162 apartments, from one to three bedrooms. The plans will allow more people to live in this fantastic location for generations to come. The scheme aligns with a broader Masterplan which has been approved by Trafford Council. The site is also allocated as a strategic location within Trafford Council’s Core Strategy  and has been earmarked for development.  

 

Providing an economic boost to the local area

The plans will deliver substantial benefits to the local area, delivering significant economic investment. 

The scheme will create new employment opportunities during the construction phase, both directly and indirectly through the supply chain. The housebuilding industry, including its supply chain, is a major contributor to both national and local economies as part of the wider construction sector, both through the employment it creates and the investment it makes in the sites being built. 

Manchester Waters will also increase the number of people living in the area, who will spend more money in local shops and on local services. This additional spending could help new businesses and facilitate new investment, as well as create additional jobs in the area. 

 

SITE CONSIDERATIONS

Highways and Access

The site will be accessed past the existing Pomona Wharf scheme via Waterways Avenue which will be extended in a westerly direction.  

A Transport Statement assessing the accessibility of the site, the existing capacity of the highway network and the traffic generation associated with the proposals will be submitted with the application.  

Manchester Waters is located close to a number of public transport options, such as local train, tram and bus services. As such, the proposals have been designed to reduce car usage and encourage the use of public transport use and active travel. An appropriate level of car parking is proposed as part of the scheme to meet needs whilst reflecting the sustainable location and the aspiration to promote sustainable transport choices.

The provision of significant cycle parking spaces will also encourage future residents to adopt sustainable means of transport.

Local Services

The development is well served by existing facilities in the locality, including Manchester City Centre located within walking distance of the site. 

The proposal forms the first phase in the delivery of a comprehensive development for Pomona Island. The wider site will provide a broad mix of uses, including facilities to serve a growing population in the location. This is a key part of creating a sustainable community at Pomona Island.

The site will be accessed past the existing Pomona Wharf scheme via Waterways Avenue which will be extended westwards. Waterways Avenue is accessed via Hulme Hall Road to the east of the existing Pomona Wharf development. 

162 high-quality apartments will be delivered, in a range of sizes, including one, two and three bedrooms. 

The plans will deliver 162 new apartments for which will be built for private sector rent. This means that all properties within the development will be for rent and professionally managed and maintained.  

By providing the units for rent as opposed to purchase, this allows people to live in a new home in an excellent location, without the having to secure a mortgage. This, in turn, provides tenants with the freedom to reside at the development for the amount of time that suits.  

This site lies within a sustainable location with a variety of public transport options within a short distance from the site, such as Deansgate Train Station, Cornbrook and Pomona Tram Stops, and local bus stops. The site’s close proximity to local shops and services also allows the promotion of active travel such as walking and cycling, and the reduction of car use. 

162 cycle parking spaces will be provided, alongside a car club space for residents to use. Given the site’s close proximity to public transport, it is thought that residents will be less inclined to own a car and take advantage of the various active travel opportunities and public transport options. 

The scheme will also deliver sections of two waterfront pedestrian and cycle routes which will be created along the Manchester Ship Canal and Bridgewater Canal. 

Taking these factors into consideration, it is considered that the site is highly sustainable in terms of location. 

A Transport Strategy assessing the accessibility of the site, the existing capacity of the highway network and the traffic generation associated with the proposals will be submitted with the application.

Once all feedback has been reviewed, a planning application is expected to be submitted in Autumn 2021.
